    Where it is

The project sits on Jomtien 2nd Road, near Rom Pho Market, one road back from Jomtien Beach. The developer puts the beach about 2 minutes away. The same group is behind Copacabana Beach Jomtien, shown on the developer’s map on Jomtien Beach Road.

Travel times given by the developer:

In a building this size, the view depends a lot on where the unit is. The developer’s unit plan splits the tower into zones: zone A faces the sea directly, zones B and C have sea views, and zones D and E look over the garden and Pattaya. Ask which zone a unit is in before you compare prices. To compare with other options in the area, see our properties for sale in Jomtien.

    Facilities

    The developer’s plans include:

    Ground floor

A 650 m² wave pool with jacuzzi, pool bar and beach club, garden pool, kids' pool and kids' club.

    3rd floor

A 487 m² gym with high ceilings and panoramic windows.

    6th floor

The Coral Pool with jacuzzi and cold onsen (a Japanese-style bath), sauna and steam room.

    50th floor

A sky park with business lounge, co-working space, meeting room and entertainment room.

    51st floor

A 45 m lap pool that extends out from the side of the building, a rooftop jacuzzi and rooftop bar.

    Around the building

A running track, playground and multi-sport area, more than 30 small gardens, EV chargers.

Services listed by the developer: 24-hour security, concierge, shuttle bus and valet parking.

Some one-bedroom units come with a private pool, and the developer’s unit plan shows penthouses on the 55th floor. Units with a private pool are not included in the ranges above. Ask us for the prices of these units and of the penthouses. Price ranges are the ones published by the developer in September 2026. They move as units sell, so check the latest price list before you decide: the price that counts is the one written in your reservation agreement.

    What comes with the unit

According to the developer’s specification list, units are delivered furnished. The exact list can vary by unit type, so check the specification attached to your contract.

    Buying here: what to know

When you buy a condo before it is finished in Thailand, you usually pay a booking deposit, then part of the price during construction, and the balance at the Land Office when the unit is transferred to your name. Ask for Copacabana Coral Reef’s current payment terms in writing before you book.

In most cases, if you buy in the foreign quota, the money must be sent from abroad in a foreign currency. Some buyers, such as foreigners with Thai permanent residence, follow different rules, and your lawyer can confirm your case. For each payment, make sure the Thai bank that receives the money issues a Foreign Exchange Transaction form, or a bank letter for smaller transfers. If you pay the developer directly, ask the developer to give you these documents. The Land Office asks for them on transfer day. For the fees and taxes due at transfer, see our guide to property taxes and fees in Pattaya.

Thai buyers can buy any unit in the building. Foreigners can own a condo unit freehold, in their own name, within the foreign quota: foreigners together can own up to 49% of the total area of all units in the building (Condominium Act, section 19 bis). When that share is sold, the remaining units can only go to Thai buyers.

New to buying here? Our step-by-step guide to buying property in Pattaya as a foreigner covers the whole process.

You may see offers for Thai-quota units bought “through a company”. We advise against it. A Thai company set up only to hold a condo for a foreign buyer can be treated as a nominee arrangement, which is illegal in Thailand. When a foreign buyer wants to own a unit, we only offer units in the foreign quota.

If that quota is sold out, some sellers offer a registered lease on a Thai-quota unit instead. A lease can run up to 30 years per registration (Civil and Commercial Code, section 540), and it is not ownership. Talk to an independent lawyer before you consider it.

What the developer states on record

A brochure tells you what a developer plans. Here is what the developer states in the legal notice of its sales booklet (January 2026) and on its project website.

    • Building permit and land. The developer’s legal notice (January 2026) states that the building permit has been received, that construction began in October 2023, and that the land is free from any encumbrances.
    • Construction progress. The developer reported the project as about 66% complete overall in June 2026.
    • Developer. The developer is Copacabana Coral Reef Jomtien Co., Ltd., with a registered capital of 112 million baht, fully paid, according to the same notice.

These statements do not tell you everything. Ask for the construction schedule, visit the site, and have a lawyer read the contract before you sign.

Who Copacabana Coral Reef suits, and who should look elsewhere

    It can suit you if

    Look elsewhere if

A completed building will fit you better: our condos for sale in Pattaya include many that are ready now.

If you plan to rent it out, we do not quote a rental yield for a building that is not finished yet. Ask us for the rents actually charged in completed buildings nearby instead.

Questions we get about Copacabana Coral Reef

Yes, as long as units remain in the building’s foreign quota. Within that quota, foreigners can buy freehold, in their own name. The quota is limited to 49% of the total unit area, and in most cases the money must come from abroad in a foreign currency. Ask which units are still available in it.

The developer expects completion at the end of 2027. Construction started in October 2023, and the developer reported it about 66% complete in June 2026. Dates for buildings under construction can move, so ask for the current schedule in writing.

Prices published by the developer in September 2026 start at about 4 million baht for a one-bedroom. Two-bedroom units run from about 8.8 to 32 million baht, and three-bedroom units start at about 29.7 million baht. Ask for the current price list: prices change as units sell.

The developer states a common fee of 50 baht per m². Ask whether this is per month, how many months are billed in advance, and the full list of charges due at transfer, such as the sinking fund.

Yes. According to the developer, units come with a built-in kitchen and appliances, dining set, sofa, wardrobes and lighting. Check the exact list for your unit type in the contract.

There are 360° tours of eight show units on this page, and we can arrange a visit to the developer’s sales gallery on Jomtien 2nd Road.
