Once Wongamat, North Pattaya: Unit Types, Prices and Payment Plan

Once Wongamat is a 56-floor condominium under construction on Pattaya-Naklua Road, in North Pattaya. It has 548 residences, from one-bedroom units to penthouses, and the developer, Honour Thailand, expects completion in the first quarter of 2029.

We are Siam Glow, an independent agency in Pattaya, not the developer. Below you will find the unit types, the prices on the developer’s price lists of 8 October 2026, how the payment plan works, and what we checked in official records.

Show units and renders

The show unit photos are ours: we took them in the developer’s two show units on 10 October 2026, a 54 m² one-bedroom “veranda” unit and a two-bedroom unit. Show units are decorated for display. Furniture is not included, according to the developer’s floor plans. The show units are on a low level, so their windows do not show the view from the tower: in the one-bedroom show unit, the high-floor view in the windows is a large printed image. The other images are the developer’s computer-generated images (renders): the building is under construction and details may change.

Where it is

Despite the name, Once Wongamat is not on Wongamat Beach. The tower stands on Pattaya-Naklua Road at the corner of Naklua Soi 33, near the Dolphin roundabout, where North Pattaya meets Naklua. The developer gives about 600 m to North Pattaya Beach and 1.5 km to Wongamat Beach. Shops and restaurants are close: the developer puts Terminal 21 at 150 m. To compare with other buildings in the area, see our properties for sale in Naklua and Wongamat.

Distances given by the developer:

Which side of the tower a unit is on changes the price. On the developer’s plans, the long sides face Wongamat Bay (north) and Pattaya Bay (south), the “ocean” units (two bedrooms, and three bedrooms on the upper floors) sit at the west end, toward the sea, and the corner units at the east end, on the land side. On the price lists of 8 October 2026, a one-bedroom veranda unit on the Pattaya Bay side costs about 11 to 16% more than the same unit on the Wongamat Bay side of the same floor. The developer markets every unit as having a sea view. Residences start on the 8th floor and the beach is about 600 m away, with other buildings in between, so for a lower floor, ask what you will actually see.

Facilities

The developer has spread the shared facilities over several floors of the tower. Its plans include:

Ground and 2nd floors

"The Forest", a garden with trees and water features, and separate public and private lobbies. The developer's plans place "The Valley", a restaurant with views over the garden, on the 2nd floor.

36th floor

"The Beach": a family pool with a lap section, a beach-style pool and a wading pool for young children, plus a kids' room, game room, arcade room, golf simulator and sauna.

37th floor

A gym, a private cinema room and a semi-outdoor garden.

50th floor

"The Ocean": an infinity pool with jacuzzi, a lounge, a Pilates studio, a private dining room, a steam room and hot and cold tubs.

51st floor

A yoga studio, a co-working space and a semi-outdoor garden.

Rooftop

"Sky Voyage", an open-air observation deck at the top of the tower.

These ranges are the Thai-quota prices of the units still for sale on the developer’s price lists of 8 October 2026: 215 of the 548 residences. On those lists, each unit has two prices, and the foreign-quota price is about 5% higher, or 10% for the 90 m² two-bedroom on the Pattaya Bay side. In the foreign quota, prices started at about 11.6 million baht for a 56 m² corner one-bedroom, 18.9 million baht for a two-bedroom and 34 million baht for a three-bedroom. Five penthouses of 350 to 430 m² were listed, from about 110.9 million baht (Thai quota). The smallest units in the brochure, 34 m² one-bedrooms and 80 m² two-bedrooms, no longer appear among the units for sale. Prices change as units sell, so check the latest price list before you decide: the price that counts is the one written in your reservation agreement.

What comes with the unit

The developer’s floor plans state that furniture is not included, so the furnished interiors in the renders are for illustration. According to the developer’s brochure, units come with:

Buying here: what to know

The developer’s payment plan differs by quota and by unit type. For the foreign quota:

  • 1 bedroom: a 400,000 baht booking, 30% at contract signing, 30% in instalments of 5% every 5 months, and 40% at transfer.
  • 2 and 3 bedrooms: 30% at booking and contract signing together, 30% in instalments, and 40% at transfer.
  • Penthouses: 30% at booking and contract signing, 40% in instalments, and 30% at transfer.

For the Thai quota, less is paid before completion: 15 to 20% at booking and contract signing, 20 to 25% in monthly instalments over about 30 months, and 60% at transfer. For penthouses, it is 20%, 30% and 50%. In both cases, the contract is signed within 30 days of booking and the first instalment is due one month after the contract. Ask for the payment schedule of your unit in writing, and ask whether the booking is refundable and whether it counts toward the first payment, before you pay.

The documents we received from the developer do not give the common fee, the sinking fund or how the transfer fee is shared. Ask us: we get these figures in writing from the developer before you book. For the other fees and taxes due at transfer, see our guide to property taxes and fees in Pattaya.

In most cases, if you buy in the foreign quota, the money must be sent from abroad in a foreign currency. Some buyers, such as foreigners with Thai permanent residence, follow different rules, and your lawyer can confirm your case. For each payment, make sure the Thai bank that receives the money issues a Foreign Exchange Transaction form, or a bank letter for smaller transfers. If you pay the developer directly, ask the developer to give you these documents. The Land Office asks for them on transfer day.

Thai buyers can buy any unit in the building. Foreigners can own a condo unit freehold, in their own name, within the foreign quota: foreigners together can own up to 49% of the total area of all units in the building (Condominium Act, section 19 bis). When that share is sold, the remaining units can only go to Thai buyers.

New to buying here? Our step-by-step guide to buying property in Pattaya as a foreigner covers the whole process.

You may see offers for Thai-quota units bought “through a company”, often because they are cheaper. We advise against it. A Thai company set up only to hold a condo for a foreign buyer can be treated as a nominee arrangement, which is illegal in Thailand. When a foreign buyer wants to own a unit, we only offer units in the foreign quota.

If that quota is sold out, some sellers offer a registered lease on a Thai-quota unit instead. A lease can run up to 30 years per registration (Civil and Commercial Code, section 540), and it is not ownership. Talk to an independent lawyer before you consider it.

What we checked

A brochure tells you what a developer plans. Here is what we could check in official records, in the trade press and on site, and what the developer states.

  • Environmental approval (EIA). Large condominium projects in Thailand go through an environmental impact assessment (EIA). The Thai government’s EIA database (ONEP, Office of Natural Resources and Environmental Policy and Planning) lists “Once Wongamat” on Pattaya-Naklua Road as approved on 7 February 2025. The record, in Thai, gives the project status as “construction permitted, under construction”. We checked it in October 2026.
  • Who owns the project. The project owner named in that record, Honour Once Co., Ltd., is the company the developer’s brochure names as the project owner.
  • Who builds it. According to a construction trade publication (September 2026), Bouygues-Thai, the Thai subsidiary of the French group Bouygues Construction, was appointed to design and build the tower. Foundation work started in February 2026 and was due to finish in August 2026, followed by about 30 months for the structure. That timing is in line with the developer’s completion date.
  • Show units. We visited the developer’s two show units on 10 October 2026: a 54 m² one-bedroom “veranda” unit and a two-bedroom unit. The photos are in the gallery above. In the one-bedroom unit, the kitchen had a two-zone hob and a microwave standing in a space in the cabinets. In the two-bedroom unit, it had a hob and a built-in oven. Ask which appliances come with your unit: a show unit is not a contract.
  • Schedule. The developer expects completion in the first quarter of 2029. You may see 2028 on some listing sites. The developer’s own documents give the first quarter of 2029.

These checks do not tell you everything. Ask for the construction schedule, visit the site, and have a lawyer read the contract before you sign.

If you plan to rent it out, we do not quote a rental yield for a building that is not built yet. Ask us for the rents actually charged in completed buildings nearby instead.

Questions we get about Once Wongamat

Yes, as long as units remain in the building’s foreign quota. Within that quota, foreigners can buy freehold, in their own name. The quota is limited to 49% of the total unit area, and in most cases the money must come from abroad in a foreign currency. Ask us which units are still available in the foreign quota.

No. The tower is on Pattaya-Naklua Road at Naklua Soi 33, near the Dolphin roundabout. The developer gives about 600 m to North Pattaya Beach and 1.5 km to Wongamat Beach.

The developer expects completion in the first quarter of 2029. Dates for buildings under construction can move, so ask for the current schedule in writing.

On the developer’s price lists of 8 October 2026, one-bedroom units start at about 11.1 million baht in the Thai quota and about 11.6 million baht in the foreign quota. Two-bedroom units run from about 18 to 26.2 million baht in the Thai quota. Ask for the current price list: prices change as units sell.

In the foreign quota, you pay about 30% at booking and contract signing, 30% in instalments during construction and 40% at transfer. In the Thai quota, it is about 15 to 20% up front, 20 to 25% in monthly instalments and 60% at transfer. Penthouses follow a different plan.

No. The developer’s floor plans state that furniture is not included. The show units are furnished for display only. The brochure describes built-in cabinets and a delivery cabinet for mail and laundry. Ask for the written list of what comes with your unit type, including kitchen appliances, before you book.

The Thai government’s EIA database lists the project’s environmental impact assessment as approved on 7 February 2025, with the status “construction permitted, under construction”. Ask the developer for a copy of the building permit before you sign.

Siam Glow is an independent real estate agency, not the developer of Once Wongamat. Project details come from the developer’s brochure (August 2026), its price lists of 8 October 2026 and its payment plan. The EIA approval comes from the ONEP database, and the construction details from a trade publication (both checked in October 2026).
