    The Riviera Palm Beach is a 47-floor condominium planned on the beachfront of Wongamat Beach, in Naklua. It has 298 residences, from one-bedroom units to penthouses. The developer set the start of construction for August 2026 and expects completion in December 2029.

    Where it is

    The project sits on Soi Naklua 16, at what the developer describes as the tip of the Wongamat peninsula, with direct beach frontage. On the developer’s site plan, the clubhouse and its pools face the beach, and the tower stands behind them.     The Riviera Group has built on this beach before: its sales kit lists two of its completed buildings on Wongamat Beach, The Palm Wongamat Beach (2015) and The Riviera Wongamat Beach (2017).

    The price list splits the tower into two sides, which the developer labels “beach front” and “ocean view”. The difference in price is large. On the September 2026 list, in the Thai quota, a 44 m² one-bedroom cost about 12.1 to 13.5 million baht on the beach front side, and about 8.4 to 10 million baht on the ocean view side. In the foreign quota, the 44 m² beach front units on the list cost about 13 to 14.4 million baht. Ask which side a unit is on before you compare prices.

    Facilities

    The developer’s plans include:

    A beachfront pool with floating pool beds, jacuzzi and kids' pool, an air-conditioned bar and restaurant, indoor lounges and a kids' club.

    Clubhouse, 2nd floor

    A 24-hour gym, separate onsen (Japanese-style baths), steam rooms and saunas for men and women, and a movie lounge.

    Clubhouse, 3rd floor

    A second pool facing the sea, with a kids' area, sun decks and indoor and outdoor lounges.

    Tower, 28th floor

    An infinity-edge sky pool, an air-conditioned sunset lounge and bar, pool table and table tennis.

    Sky gardens

    Garden areas on the 23rd, 33rd, 36th and 39th floors.

    Building

    A hotel-style lobby, 4 high-speed lifts, 24-hour security with CCTV, and underground parking with EV chargers.

    These ranges are the Thai-quota prices of the units still for sale on the developer’s price list for 15 to 30 September 2026. The same unit costs more in the foreign quota: on that list, about 6 to 20% more. Foreign-quota prices started at about 10.7 million baht for a one-bedroom, 19 million baht for a two-bedroom, 38.5 million baht for the 104 m² three-bedroom and 99.1 million baht for a 242 m² penthouse. Of the 158 units on the list, 33 were offered in the foreign quota. The building also has penthouses of up to 254 m² and one 386 m² duplex on the top floors: ask us for their prices. Prices change as units sell, so check the latest price list before you decide: the price that counts is the one written in your reservation agreement.

    What comes with the unit

    According to the developer’s sales kit, units are delivered fully fitted and furnished. The exact list depends on the unit type, so check the specification attached to your contract.

    Buying here: what to know

    The developer’s September 2026 price list gives two payment plans, one per quota:

    • Thai quota: 20% at contract signing, 20% in 34 monthly payments during construction, and 60% when the unit is completed.
    • Foreign quota: 35% at contract signing, 15% in 21 monthly payments, and 50% when the unit is completed.

    The booking fee is 200,000 baht for a one-bedroom, 300,000 baht for a two-bedroom and 500,000 baht for a three-bedroom, and it is counted in the payment at signing. The developer’s conditions state that the booking fee is not refunded if the buyer cancels, whatever the reason. Payments are made to Riviera Palm Beach Co., Ltd. Ask for the payment schedule in writing before you book.

    According to the same price list, you also pay:

    • a sinking fund of 700 baht per m², once
    • a common fee of 70 baht per m² per month, with 24 months paid in advance
    • half of the Land Office transfer fee (the developer pays the other half)
    • the installation of the electricity and water meters

    For a 44 m² unit, that is about 30,800 baht of sinking fund and about 73,900 baht of common fees in advance. If you sell your contract before completion, the developer charges 20,000 baht to transfer it to the new buyer.     In most cases, if you buy in the foreign quota, the money must be sent from abroad in a foreign currency. Some buyers, such as foreigners with Thai permanent residence, follow different rules, and your lawyer can confirm your case. For each payment, make sure the Thai bank that receives the money issues a Foreign Exchange Transaction form, or a bank letter for smaller transfers. If you pay the developer directly, ask the developer to give you these documents. The Land Office asks for them on transfer day.

    Thai buyers can buy any unit in the building. Foreigners can own a condo unit freehold, in their own name, within the foreign quota: foreigners together can own up to 49% of the total area of all units in the building (Condominium Act, section 19 bis). When that share is sold, the remaining units can only go to Thai buyers.

    You may see offers for Thai-quota units bought “through a company”, often because they are cheaper. We advise against it. A Thai company set up only to hold a condo for a foreign buyer can be treated as a nominee arrangement, which is illegal in Thailand. When a foreign buyer wants to own a unit, we only offer units in the foreign quota.

    If that quota is sold out, some sellers offer a registered lease on a Thai-quota unit instead. A lease can run up to 30 years per registration (Civil and Commercial Code, section 540), and it is not ownership. Talk to an independent lawyer before you consider it.

    What we checked

    A brochure tells you what a developer plans. Here is what we could check in official records, and what the developer states.

    • Environmental approval (EIA). Large condominium projects in Thailand go through an environmental impact assessment (EIA). The Thai government’s EIA database (ONEP, Office of Natural Resources and Environmental Policy and Planning) lists “The Riviera Palm Beach” condominium on Soi Naklua 16 as approved on 8 December 2025. The record, in Thai, gives the project status as “construction permitted, under construction”. We checked it in October 2026.
    • Who you pay. The project owner named in that record, Riviera Palm Beach Co., Ltd., is the same company the price list names for all payments.
    • Financing. The developer’s sales kit states that the project has a bank loan of 780 million baht from Siam Commercial Bank (SCB). We have not seen the loan documents.
    • Schedule. The developer gives August 2026 for the start of construction and December 2029 for completion.

    These checks do not tell you everything. Ask for the construction schedule, visit the site, and have a lawyer read the contract before you sign.

    Questions we get about The Riviera Palm Beach

    Yes, as long as units remain in the building’s foreign quota. Within that quota, foreigners can buy freehold, in their own name. The quota is limited to 49% of the total unit area, and in most cases the money must come from abroad in a foreign currency. On the developer’s price list for the second half of September 2026, 33 units were offered in the foreign quota. Ask which ones are still available.

    The developer expects completion in December 2029, and set the start of construction for August 2026. Dates for buildings not yet built can move, so ask for the current schedule in writing.

    On the developer’s price list for 15 to 30 September 2026, one-bedroom units start at about 7.6 million baht in the Thai quota and about 10.7 million baht in the foreign quota. Two-bedroom units run from about 13.3 to 29.7 million baht in the Thai quota, and from about 19 million baht in the foreign quota. Ask for the current price list: prices change as units sell.

    For the foreign quota, the developer’s price list asks for 35% at contract signing, 15% in 21 monthly payments and 50% at completion. For the Thai quota, it is 20% at signing, 20% in 34 monthly payments and 60% at completion. The booking fee, from 200,000 baht, is part of the payment at signing and is not refundable.

    The developer states a common fee of 70 baht per m² per month, with 24 months payable in advance, plus a one-time sinking fund of 700 baht per m².

    Yes. According to the developer, units come with a built-in kitchen with hob and oven or microwave, wardrobes, air conditioning, beds, sofa, dining set, balcony furniture, curtains and wallpaper. Check the exact list for your unit type in the contract.

    The Thai government’s EIA database lists the project’s environmental impact assessment as approved on 8 December 2025, with the status “construction permitted, under construction”. Ask the developer for a copy of the building permit before you sign.
